Oxford Science Park to refurbish Northbrook House building

Plans have been announced by The Oxford Science Park to refurbish and fit out Northbrook House, creating a flexible 23,088 sq ft building with high-quality laboratory and write-up areas.

The ground floor will feature 8,500 sq ft of fully fitted CL2 laboratory and write-up space, while the two upper floors – totalling 14,500 sq ft – will be made lab-ready, shell and core, to support future occupier layouts and MEP requirements.

Yong Shen, Director of The Oxford Science Park, said: “We work closely with our occupiers and understand what they need from their space.

“That insight informs how we develop and adapt buildings like Northbrook House, taking a flexible approach to deliver working environments that support a wide range of operational and growth requirements.”

Northbrook House was acquired by the Park last year and will offer suites starting from approximately 3,600 sq ft, with the option to let the entire building as a self-contained headquarters.

The refurbishment will be delivered by lab fit-out specialist Bulb and is expected to be completed by the end of the year.

The project forms part of a wider investment programme across The Oxford Science Park, including plans to upgrade innovation space within the Magdalen Centre.

Northbrook House is set in landscaped grounds overlooking Littlemore Brook and has immediate access to the park’s amenities, including conferencing, dining and events space.

The site is within easy reach of bus services and the planned Oxford Littlemore station, scheduled to open by 2029.
