Cotswolds has entered ‘new era due to Jeremy Clarkson’

Once a discreet rural retreat, the Cotswolds is now one of the UK’s most desirable prime property markets.

Bloom Studio, a residential architecture and interior design practice, said Soho Farmhouse has been the place to set the tone.

Found just across the road to the Beckham’s mansion in Great Tew, West Oxfordshire, the exclusive club welcomes international members, creatives and celebrities.

And Clarkson’s Farm has since amplified the region’s visibility worldwide, while Estelle Manor has added a “new layer of design-led luxury hospitality, blending heritage architecture with contemporary wellness and private members’ culture”, the business said.

“The Cotswolds is evolving,” said Alex Hancock, co-founder of London-based Bloom Studio.

“What we’re seeing is a new level of international buyer who values heritage but expects refinement.

“Our role is to preserve the architectural integrity of these buildings while quietly introducing the flow, material quality and technical performance that modern living demands.”

Bloom Studio says the Cotswolds is “no longer defined solely by chocolate-box villages and weekend escapes” instead the area is now associated with “design, discretion and a globally connected social scene”.

Demand from high-net-worth individuals has intensified, pushing prime and super-prime values higher, particularly for restored farmhouses, manor houses and turnkey village properties.

More recently, US talk show host Ellen DeGeneres retired close to Burford, snapping up a farmhouse with her wife.

Earlier this month, a planning application was submitted to convert a disused barn on the estate into a new stable for her horse collection.

And former Top Gear and Grand Tour host Mr Clarkson continues to expand his presence having bought the pub along the A40 at Burford which is now called the Farmer’s Dog.

“This new wave of buyers values architectural integrity but expects modern performance: spatial flow, natural materials, refined detailing and seamless project delivery,” Bloom Studio said.

“Prime village houses and restored farmsteads are commanding significant premiums, while off-market transactions have become increasingly common. International buyers, many with existing homes in London, Ibiza or further afield, are seeking turnkey properties that combine architectural integrity with contemporary comfort.

“This shift in buyer profile is influencing not only pricing, but also expectations.

“Period stone houses, barns and manor properties remain central to the region’s appeal, yet today’s purchasers want more than aesthetic charm.

“They expect spatial flow, discreet technology integration, spa-level bathrooms and materials that feel authentic rather than decorative.”

Mr Hancock, who grew up and continues to live in the Cotswolds, alongside Kit Maplethorpe, has recently expanded its presence to the Cotswolds.
